Approval of Meeting Minutes: All board members present voted to approve the minutes of the last meeting.
Homeowner Topics: None.
- Ellyn Jeck: Provided some context around the home next door where the homeowners are struggling to keep up with building and yard maintenance.
- On another topic, reminded the board that residents should try to control excessive dog barking, especially at night when residents are trying to sleep. Other homeowners present seconded her concerns.
- Identified a tree that looks dead on 97th & King Wy. Needs attention.
- Dave Blank: Dogs barking throughout the neighborhood, particularly adjacent to Dave, get riled up and excite each other.
- The situation has been ongoing for years.
- Neil Gavrich alerted the meeting to potential PGE work after he noticed ground flags and markings on the ground on 99th around Kela. Suspects the installation of new underground transformer/vault.
- Homeowner, Joseph, Informs the architecture committee of plans to repaint the exterior of the home.
- Nancy requested an update on the renovation plans/process of the home next to hers that was recently purchased.
- Observed that a Japanese Maple was mostly cut down even after he had been advised of HOA regulations.

- River Health Stewardship program (Clackamas County)
- The RiverHealth Stewardship Program offers grants of up to $30,000 from Clackamas Water Environment Services to support community projects that improve watershed health. Funds can be used for activities such as removing invasive species, planting native vegetation, restoring streamside areas, and other efforts that improve water quality and habitat.
- HOA project name: Hillcrest Watershed Restoration Project
- Grant application was submitted and confirmation received.
- Waiting on notice of approval or rejection.
- Grant application was submitted and confirmation received.
- Home on Stevens Wy alerted Josh to a downed tree that needed attention.
- Wast Management huge overcharge dilemma was settled through John.
- Treasurer John did the research, worked with Clackamas County and WM to get the charges reversed + ordered the yard bins for May.
- Budget forecast 2026-2027 / 2027-2028 (copies available on request to [email protected])
- Treasurer will provide the full annual ledger with the approved budget each year.
- As of 5/5/26 the bank balance is $63,765.45 with an invoice planned to be paid for the asphalt work at approximately $41,000.
- Motion: Approve 2025/2026 Expense Ledger.
- Second: Kevin.
- All board members present voted to approve the expense ledger.
- Neighborhood Garage Sale: June 27th & 28th

- As of early may, she will compile an excel spreadsheet to track participants and will keep you advised.
- Yard Bins are planned for Friday, May 15th through Monday, May 18th
- In response to homeowner complaints outside of the HOA (Champaign Street)
- Darrell to obtain bid and engage Andres Landscaping to remove downed trees and tree cuttings within an area of approximately 50 yards by 5 yards off Idleman.
- The demolished home that previously burned down – communication with the organization rebuilding the home.
- Kevin informed them of the regulations and they agreed to comply.
- Home at top of 98TH was sold and is under renovation.
