Meeting Minutes – 3.1.2022

Call to Order: 7:04pm by Vice President, Khristina Powell
Approval of Meeting Minutes: Board Meeting Feb 1st, 2022
A motion was made by Khristina Powell to approve the Feb 2022 meeting minutes, all board members present approved.
Homeowners Concerns:
- Dave Blank wanted to know if he could receive a copy of the reserve study
- Not yet approved by the board, but would be available after approval
BOARD OFFICERS/COMMITTEE REPORTS
President: Neil Gavrich
- Not present
Vice President: Khristina Powell
- Discussion about newsletter items
- Natural playground area in wood behind King Way
- Minimal change to insurance cost
- Mention in the newsletter about concept and see what community thinks of the idea
- Need to check covenants (section 6.1) for compliance; speak with neighbors in the area about the idea.

Treasurer: John Chapman
- Reserve study sent to board members for review prior to meeting.
- John available to answer any questions, but wants to vote on approving the study if possible
- With the newsletter coming up, we should be seeking new board members
- Working on getting together some asphalt repair bids
- Steve had some from the past that we could review as well.
Secretary: Josh Gavrich
- No report this meeting
Architectural: Kevin
- Only 1 architectural request recently
- Homeowner with sick tree that they want to review. Kevin reviewing and likely to approve
- Updates regarding safe routes to schools
- Working with Clack County Trans Engineer
- Proposal for moving flashing school zone up
- Working on a grant for sidewalks to be installed
- Working with Clack County Trans Engineer
- Issues with access to emails continues
- Thomas worked on a bug recently that should have fixed the issue
General Discussion:
- THANK YOU to Michael Brumbach for repairing / rebuilding the wooden bench in the woods between 99th and King
- Fallen tree had caused catastrophic damage to the original bench
- Chuck Zwick may be interested in joining the board [discussion with Kevin outside of normal meeting]
- Reserve study review / approval
- Reserve study items reviewed by board members outside of meeting
- Khristina motioned to approve the study, all board members in favor of approval.
Adjournment: Meeting adjourned by Khristina Powell at 8:00pm
Next Regular Board Meeting: April 5th, 2022 7:00PM, likely to be held virtually due to Covid-19 restrictions at normal meeting location. Normal meetings at the Fire Station to be conducted the first Tuesday of the month that follows, except in August and December when there will be no meeting.
